Q.   From a design standpoint, how are your homes better than a high-end track home?

A.   With a high-end track home, you are limited by the existing plans the builder is offering. Often the site is modified to make the existing plan fit. Every Brookbank home is carefully designed to maximize the potential of its site and the desires of the homeowner. We strive to preserve views, native landscapes and pay special attention to capturing natural light while providing endless options and creative influences. Q.   There are dozens of custom builders on the Front Range, what sets Brookbank apart from the rest?

A.   We understand the importance of giving our customers personal attention throughout the entire building process from ideas scratched on a napkin to handing over the keys. We build a home as if our own family were moving in. In fact, Mom lives in the first home we built in Greeley, CO.

Q.   We've never built our own home before, where should we start?

A.   First call us. We’ll encourage you to dream and we’ll show you all kinds of ideas that fit your lifestyle and your budget. We also encourage our clients to tour through homes that are in the price range they are looking for. Start a folder of ideas that catch your attention. Q.   Generally speaking, how do the costs of building a custom home compare to a track home with similar size and features?

A.   The costs of building a custom home can be a little higher than building a track home. We use subcontractors who are known for their quality, creativity and craftsmanship. We like to look at the automobile market for comparison. You can buy a Honda and get a very sound, reliable car that will serve its purpose well; however, you could invest in a Mercedes or a BMW… known for solid quality, creative design, power, attention to detail, and long-lasting reliability. You look forward to driving that BMW just like you look forward to coming home to a Brookbank Home.

Q.   Who takes care of the building permits, well drilling and septic system?

A.   When you build your own home, there are pages of details, permits and plans that must be submitted to various government agencies. With our network of professional contractors you won’t need to worry about any of it. Brookbank Builders strives to make the whole process as stress-free as possible.

Q.   Can you help us select and purchase a home site?

A.   We have many clients who fall in love with one of our homes but have no idea where to build. Depending on your needs and your desires, we can help you find the perfect site, and combine the costs of the land with the house.

Q.   How long should we expect the whole process to take, from initial concepts to move in?

A.   Someone once asked a fine maker of violins how many instruments he makes in a year. He answered, “one at a time.” We look at building your home that same way. Generally, depending on size and features, most of our homes can be ready within 9 months. We’ll put together a schedule of every step, so you know what’s happening.

Q.   What if we want to make changes after construction has started?

A.   While we like to have most of the details finalized during the design process, we do have the ability to make changes during construction. It is very difficult for most people to realize their vision from a one-dimensional plan, so we always anticipate a few modifications.

Q.   Do your homes come with a warranty?

A.   We offer a one year limited warranty on our homes.

Q.   Is financing more complicated with a custom home versus purchasing a pre-built home?

A.   We work closely with several banks and lenders and are happy to refer you to one of them. Unlike most track builders who limit you to their preferred lender, we welcome our home buyer’s own choices.

Q.   Do your homes include landscaping?

A.   Don’t confuse a custom home with a limited package track home. A Brookbank custom home means you can choose to include as much landscaping as you need. Some communities require specific landscaping and we will help you design and construct whatever features suit your desire.
